My buyer had finally found a GCB after looking around for a long time. Since this was the first time a buyer had approached me regarding a GCB, I was momentarily at loss about how I should go about handling it. After attended the SST course, I use the financial technique (AUM) by Kelvin Fong to start cold calling all my past clients., I managed to convince my client to buy another property. Initially they were not interested to buy at all due to the 2nd property 60% loan restriction. After listening to what I proposed to them, they were excited about it and now they are applying for their loans, once approved, they will buy from me. My clients are very impressed with me and they said other agents do not have such knowledge that can help them to overcome the situation. Though I have not yet closed their deals, I land a great impression onto them. And they gladly refer their friend to me already.
