Born as an only child, he wasn’t welcomed into a life of privilege. Just days after his birth, his parents sent him to live with his grandmother. Growing up under his grandmother's care, he learned the values of hard work and perseverance early in life, lessons that would prove invaluable in his future endeavors.
Finding his way
Kelvin faced a major setback when he failed his O’Levels and had to repeat the year — a tough moment that shook his confidence. During that time, with his future uncertain, he found himself constantly thinking about the best way to earn a living. While grappling with these questions, he took up a job at a well-known watch chain, gaining early exposure to the working world as he searched for direction.
Serving the Nation
Driven by the immediate allure of a signing bonus and a deep-seated desire for financial stability, Kelvin made the decisive choice to enlist in the Republic of Singapore Air Force. At that particular juncture in his life, joining the air force presented itself as the most viable and direct path to accumulating a modest financial reserve, a small "pot of gold" that would provide him with a much-needed sense of security.
Juggling Two Jobs
After taking up a second job at night as a telemarketer for $7 an hour, he understood the ins and outs of being a realtor. Observing the success of realtors and recognising the unlimited income potential, he made a decisive career shift. Together with his wife, he embarked on a new entrepreneurial path, entering the dynamic and competitive real estate industry.
First Dip Into Property Investment
Bought first investment property at Mackenzie Road for $550K, sold for $80K profit after 3 years. Subsequently bought investment properties at Beacon @ Cantonment Road and Robinson 100, the latter increasing in value by $300K in under 4 months. Also bought and rented out The Sail ($2.6m). These investments enabled a move to a landed property in Bukit Timah in 2021.
Real Estate Education is Key
With all the experience he garnered in the real estate industry, he started Zest Academy, a training academy providing real estate knowledge to property investors and real estate professionals. It was where he created the Property Wealth System that has helped thousands of ordinary Singaporeans achieve success in their real estate journey. Zest Academy gained massive recognition and won the Promising SME award in 2019.
Helping Everyday Singaporeans Achieve
Witnessing how many people in Singapore struggled to save enough for retirement, Kelvin felt compelled to share his journey and insights. Drawing from his own experience in property investment, he published the first PWS book to empower others seeking a better and more secure future.

Kelvin entered real estate in 2003 and built a 5,000-strong team, leading PropNex to appoint him as Executive Director. This role leverages his leadership and vision to inspire and drive organisational growth, enabling him to create greater impact and lead transformative change.

Thanks to his significant contributions to the company and exceptional expertise in the real estate industry, Kelvin was promoted to Deputy Chief Executive Officer of PropNex—further solidifying his leadership role and positioning him as a key figure in the company's future.

In 2025, Kelvin was appointed Chief Executive Officer of PropNex. After years of shaping the company's training, culture, and growth as the Executive Director and Deputy CEO, he took on the top role - a position earned through decades of dedication, consistent results, and a clear sense of purpose.
